This is truly a tale of three buildings. LLA first designed and secured Site Plan Approvals for construction of a six-story mixed-use building within the West Side Redevelopment Plan. This corner site was to provide a total of 23 residential units with retail stores at grade and ground floor parking for 22 vehicles. The initial design oriented all windows away from the transformer station set behind the property. The facades established a massing via the use of two brick colors punctured by metal clad balconies and an angled cast stone treatment that accentuated the non rectilinear corner. After the completion of the construction documents the clients secured the adjacent corner. LLA was commissioned to design a sister building with 30 dwelling units, stores and parking for 15 vehicles at grade. This project also secured Planning Board approvals.

Subsequent to the second set of approvals, LLA was asked to redesign the two projects to provide one building to be erected in two phases. The merged design was presented to the Board and approved. LLA completed the construction documents providing the development group with a more efficient structure now ready for permitting.
