In 1997 Studio L, LLC purchased and converted the two-story industrial building that currently houses Lee Levine Architects, PC. At the time, the immediate neighborhood consisted of six blocks of scattered commercial and industrial structures on otherwise vacant blocks. Fourteen years later, this 8,000 square foot corner property is surrounded by five- and six-story multiple family dwellings.

LLA designed and secured Variance and Site Plan Approvals for the construction of a five-story building with sixteen apartments, a corner retail space and parking for fourteen cars. Fourteen of the units host two bedrooms and two baths. Two of the fifth floor units are three bedroom three bath duplexes with mezzanines. At the time of the application, the Zoning Ordinance permitted the construction of no more than a four-story structure yet the design of the exterior envelope successfully bridged the adjacent three- and five-story massing and this part masonry, part curtain wall structure was well received by the Board of Adjustment.
