Grand Street and Colden Street, Jersey City, NJ

LLA was charged to complete a Zoning, Planning and preliminary Design Study for the development of an office building on a 24,125 square foot site comprised of multiple lots spanning between Grand and Colden Streets in Jersey City. The client, WSSA, is a development firm that specializes in the construction of office spaces and other structures for the GSA. Within a limited 30 day timeframe, LLA completed the Design Plans and met with Jersey City Planning staff, Zoning Officials and representatives of the GSA.

The drawings illustrate the development of a three-story office building for occupancy by SSA/ODAR. The site provides frontage on both Grand Street and Colden Street near the Jersey City Medical Center. The office levels provide approximately 20,951 gross square feet on the second floor and 20,280 gross square feet on the third floor. The ground floor provides an entry lobby for the SSA/ODAR office floors and a retail space fronting on Grand Street. The bulk of the 22,250 gross square foot ground floor is designed as a parking garage occupying 43 spaces total. The garage ingress and egress is provided via two 12’ wide doors onto Colden Street, each with a one-way drive. The garage also provides a large area where visitors and employees can securely park bicycles.
