Two families purchased this one-story garage on a 50’ x 100’ lot with the intent of creating two lofts. The building structure provided a 16' high wood joist roof supported by steel girders spanning the full width of the lot. The girders are supported on steel columns set within the masonry bearing walls.

The design removed a portion of the building roof and slab to create a central courtyard and the addition of a partial second story. A new level slab with radiant heating established a comfortable environment with an interior free of radiators or baseboards. Each of the two lofts is provided with an independent entry, foyer and one-car garage. One enters the loft via a passage that leads under the new stair and along a translucent wall that introduces light to this gallery, library and circulation space without viewing the adjacent home. The courtyard provides each loft with a quiet and semi-private outdoor room in this urban Jersey City Neighborhood.
